My First Year in Real Estate in Philadelphia
I have been a Realtor for a year now. As you know, when I started out the market was horrible. I started out with a small company and after a month of not getting the training or support that I thought was needed, I started to think I made a mistake. Then I received a call from Anne Rubin at Century 21 Advantage Gold. I sat down with Anne and within 15 minutes( would have been less time but I am always the skeptical one) I was ready to sign. Anne told me to think about it and I told her I did not need to think about it. I left the office and went right to my old Broker to tell them I was leaving. After a short what can I do to keep you speech I left. I can not stress to new agents how important training and a great support system is. On my first day with the company I knew I had made the right decision. When I signed on to the system and saw all of the traing that was offerred, either free or for a small fee I thought to myself I would have never received this at my old Broker. I really started to promote myself and took two spots on floor time. Within my first month at the company I received my first buyer from floor time. Believe it or not they actually bought the house they called about after seeing that one and a few others. I wanted to show them what you get for your money and convince them to put in a strong offer. They did and we settled within 45 days. Gaining confidence from this sale I started to reach out to for sales by owners. After getting shoot down for what seems like hundreds of times I finally made an appointment to sit down with an owner. I sat down and went over the Century 21 Marketing Plan, as well as, adding my own twist. At first he was reluctant to pay the commission and asked if I would lower it. I explained to him that the marketing plan that I shared with him along with pricing his property right that his property would be sold in a shorter amount of time and for a higher price than he would get on his own. He agreed and the property was sold within 35 days for full commission. Since these two clients my business has been getting busier and busier. I listed another house and had that sold in 40 days and have been working with numerous of buyers of which 2 are currently under contract. I am also currently working with a client in the short sale of his property. This is something that I am truely proud of. This client was almost scammed out of his property by so called "short sale" specialist who happened to contact me to list his property. After receiving the paperwork from these specialist and looking it over I immediately told them I could not work with them. After explaining that he almost signed over all of his negotiation rights, as well as, other things to my client he was very uneasy and did not know who he could trust. I told him that I would be more than happy to help him work out a short sale with the bank but that I could not work with the specialist. I assured him I was looking out for him and not investors as the specialist were doing. We have an offer in at the bank from a buyer and the foreclosure proceedings have been suspended until the sale goes through. My business is flourishing right now and I beleive I owe it to Century 21 Advantage Gold and the support I get from my Broker and fellow agents. One other reason why it is starting to kick into high gear is because the real estate market is starting to turn. Buyers are out there and not trying to steal homes and homeowners have started to realize the true value of working with a Realtor and pricing their property right. I can see why more people than not are out of real estate within the first couple years as it does require alot of time, effort, and patience in order to get your business going. I am honestly glad that I started at the time I did as I now know what it takes to get clients and they are not just knocking down your door to cash in on a hot market. I enjoy meeting people and helping them reach their goals, if it is selling a property, buying a home or saving them from a scam even if in the end they modify their mortgage and do not sell their property. As long as I feel that I am helping people I will continue to love what I do and can see myself being very successful in this business.
